State Specific Question About: OHIO (OH)

security deposit refund: a new tenant that moved into our 1 bedroom in March, Reported to us in July, there was mold growing on her shoes in the apt. We rushed over there and found the apt closed up no air movement at all & very warm. We found no evidence of mold, except her shoes. We opened the windows, installed a ceiling fan in her bedroom & told her to leave it on to get some circulation. She reported to us she went to the doctor and was told her breathing issues was because of mold. She asked to be released from the lease. We told her ok, if she is not happy. Our lease states if you want out of the lease early you must pay a re-rental fee. She did not. should I refund her the Security Deposit. --75.91.xxx.xxx

Send her a security deposit accounting letter with subtractions made for any damage and money owed, including the fee. Refund any balance or bill her for remaining funds owed. --134.179.xxx.xxx

In OH this accounting statement must be sent by certified mail (green card) within 30 days of the unit turnover - 3 ways to turnover, keys turned into manager and surrender all leftovers at cost, letter stating the leftovers may be disposed at tenant cost (kinda the same as above but family or friend has key and wont return key), or the eviction process has been completed and the sheriff has performed the setout and in each scenario you must change the locks and secure entryways, once this is done the tenant or unknown guests are trespassers subject to criminal lockdown.

Kinda hard to think that 4 letter word could have been created in just 4 months, they must have never had a window open for any fresh air during the late springtime, or they simply brought this problem with them as no other areas exhibit this phenomenon (hopefully you have several pictures of the shoes with and other areas without), kinda like bugs... --76.188.xxx.xxx
