Mark - the majority of the people on this site (unfortunately) will tell you to do it yourself and HATE property managers, real estate people, lawyers and the like.

If no one gives you a name or what you are looking for in your state/area - my suggestion would be to call around Real Estate Offices and ASK if they have anyone in their office that handles property management - or who they would suggest.

Interview/ask questions to the PM - are they licensed? How many properties do they manage (this can vary as mine can fluctuate as I can sell a few properties at one point and then pick up others, etc). - so if they aren't managing "hundreds" don't be alarmed.

I would ask how many times they have to go to court (do they go or do they expect you to). What are your area's laws/expectations on that? Can they (as your PM) represent you (some courts want to see the owner - others will allow a PM to represent - sometimes you need to have a Power of Attorney, etc). Are they licensed? In my state you have to be a licensed real estate person either working for a Broker (to handle more than one client on rentals) OR be a Broker/Associate Broker.
