We would like to get some ideas from you on how to save money on Yard expenses from the rental properties. I (Nati) just calculated that we have spent $1,279.95 so far on only two properties. How do you manage the yard care? Any ideas will be appreciated. --67.2.xx.xxx

The kids from the street are big fans of Vee, he has those large scissors to trim shrubbery and I sometimes get to meet their folks and offer a reward for info on anybody causing damages, I give them grocery cards a couple times a year to keep them on retainer and sometimes older brother wants to make a few bux painting. --76.188.xxx.xxx

Since I've owned most of my homes and units for decades, I have large profits in my rents. Therefore I include weekly gardening service in with my rents. It is an added service I give to my tenants, even though they really pay for it out of their monthly rent.

Snow removal: tenants responsible

Grass cut: found a landscape company that charges me flat 25 a cut regardless of size or shape of yard

To get bids for stuff like tree removal, call all the nearby companies, have them all drive by and give a bid. This lets you quickly find the cheapest

I don't do anything but tree removal and trimming unless tenants specially request --108.226.xx.xx

Same here with the SFH - they are responsible for yard. If you are particular in what you want - then you will need to hire out (or do it yourself). If you do that, make sure that you include that cost into your rental amount (collected).

I've even offered for some that if they are not interested in doing the lawn themselves, we can "take care of it" for an extra $$ per month. Some take it - some don't.

It's also in the lease that if they are responsible for it and they do not follow the guidelines then we will give them notice and if not taken care of - we do it - with a charge (and you can be sure that charge is double what it would cost since it would be overgrown at that point) - which is typically what the lawn people charge.

For you - it's a cost of doing business so make sure you are taking that as an expense when you do your taxes. --67.246.xx.xx

Looking at the same bill this weekend. $1700 so far this year to do a 10-plex and 23 unit. They are across the street from each other. Doing math it works out to $42.50 dollars a time for each building. Not crazy high but not a deal either. I have to say the places look great. --73.24.xx.xxx

Answering your questions: We have 2 properties that need yard care: On one of the properties our guy cut the lawn 3 times for the month of May, June and August. For the month of August he cuts the grass four times. On the other property: He cut the lawn 3 times in May and once or twice the rest of the summer months depending on then need.

We also have a guy that sprays weed killer and fertilizer on the lawn 4 times a year at both properties.

After reading your comments, we decided to reduce to lawn care to twice a month on the hotter months and 1 in the other months. We will take care of the lawns ourselves on the other weeks. Thanks --67.2.xx.xxx

Spend that $ on re-landscaping any property. Properly done you will have to do 1/4ly clean up only like I do.

Use drought resistant plants. Put down black plastic sheeting with landscaping pins cut small holes in it and plant a ground cover. I like the ice plant type of stuff I think it's called red apple? Bushes use various types of junipers, ordinmental bamboo, there other good plants to use. I'm sure others will post their favs.

Artificial turf is another good thing. I install my own. Pavers, a rock waterfall turned into a rock garden is another good landscaping choice.

Trim your trees way back to cut down on leaves.

Then there is the native plants - get rid of grass lawns program offered by the city. up to $2000 here in Long Beach CA.

You will save not only on yard upkeep costs/time investment. You will save on water costs.& things like lawn food.

One thing to NOT use is wood chips that are not red wood or cedar. I made that mistake. Termite city in my red wood fence that has untreaded wood substraight. In other words the 4x4 posts and the 2x4 rails the pickettes attach to got infested with termites. Expensive lesson learned from the school of hard knocks. --96.39.xxx.xxx
