State Specific Question About: VIRGINIA (VA)

My tenant gave 30 days notice last week. I allowed a dog but now I found he leaves it in the place all day while working and I can't show the place to prospective tenants during the day because the dog is not friendly. The dog was out of state with wife until recently. I suspect he is keeping the dog in there to keep me from entering which is working. I told him that this is hampering my ability to rerent, but he says to show it in the evenings which is not a possibility. The lease says I have access to show between 8 am and 8pm. He will be gone next week but I have many people who want to view this week. --172.56.xx.xx

So schedule the appointments in the evenings. No one is going to want to go in there when he is not there with a dog that is not friendly, even if your tenant agrees to cage the dog during the day.

where will the dog be next week while he is traveling? Or do you mean he will be moved out next week? If so then just wait.

He can arrange to take the dog to daycare one day so you can schedule all appointments in one day? Or take the dog with him, or crate the dog, it's not really your resposniblity but may be best not to fight about it, the clause 8-8pm and your rights really don't help much, so you are right, but that doesn't' get you into the place. --184.215.xxx.xx

Bribery sometimes works. $100 cash bonus paid to him upon move out if the dog is out of the way and the place is generally well-kept whenever you show the unit.

Right. It's his apt and you can't go in. That's the way it works. I have better luck showing an empty apartment that has been fixed up cleaned and repainted. Only someone desperate or a low life would find a cluttered dirty apartment acceptable.

You will get better quality tenants if you wait to clean up and fix up.

Some people who view apartments or homes are only there to steal so I would not like someone coming in either.

Have you inspected the home to make sure you are ready to begin showing it? You might find you get better tenants if you show it after he has moved out with his dog and you can clean, paint, etc. --131.151.xx.xx

I would have someone walk the dog on a lease while I show the property to applicants. A mean dog becomes friendly when taken for a walk....... Have an animal expert friend do the dog stuff not just anyone. --173.55.xxx.xx
