State Specific Question About: FLORIDA (FL)

The Wall Street, Blackstone Group Rentals, is very active in FL. I am not sure that it is a good thing. They own thousands of homes throughout the US. They have bought whole neighborhoods in some states. There are several news articles, forums, tenant complaints, and lawsuits against them regarding property management and purchase technic. Has this had any effect on your inventory, rentals, or flips, maybe even your own personal residence? Some say they will cause the next real estate bubble. What are your opinions? --173.171.xx.xx

Their website claims they have $92 billion in assets under management, some of which is real estate and some of which are debt-instruments (i.e. mortgages). Could they screw up a local market if they dump 5,000 properties in one year? Sure...but in terms of a nation real estate bubble it would take something larger, I think. Like the FED deciding to raise interest rates which would in turn push up ARM rates. That would impact hundreds of thousands, if not millions, of houses all over the country.

I dunno. Seems like another "sky is falling" media attempt to make news where there is no news.

I know of none of their actions here but have heard they are big players in Atlanta.

I fail to see how a large group can effectively manage so many units but I don't think they will cause a RE crash.

They will come and go or not. Remains to be seen. I don't think it will adversely impact my market. --75.160.xxx.xxx

Sure it effects some things but WE are so behind the curve as far as properties in the pipeline, the banks are the ones that concern me. They overpay for everything at the courthouse. Then comes the RE agents that scoop up the great stuff and leave the crumbs, wholesalers are paying too much for stuff as well. Every area down here is different. --71.1.xx.xx

I have sold some of the my stuff to one of these groups. They are big users of technology. Websites that do it all. Also they tend to charge at the top of the market for rent. I was a bit nervous at first as I own places in the same neighborhood still but I have seen that they are on it or so far they are on it. I think they might get a few bumps with their foray into Class C or D housing. I am not sure Wall Street is up to the inner city landlord stuff but we will see. --73.24.xx.xxx
