Is that forbidden? Did he promise you that only HE would live there?

your rental agreement should address who can live there . If not and your agreement is MTM send a 30 day notice that to continue to live there RM needs to complete an application and be added to the agreement --104.56.x.xxx |

Have them fill out a application, pay the fees, run all you checks, then decide if you want him to stay. If yes sign him up on the lease, if not give the tenant notice to get them out or start eviction.
Pretty simple really. --104.34.xxx.xxx |

What Coplin said, be sure to have jointly and severally so they can both pay for damages more than the deposit will cover when the exit time evolves. --75.94.xxx.xxx |

This is a silly question. How did you find out that your tenant took in someone to live in your property? Was is a neighbor who let you know, did a drop-in visit shed light on the new living arrangement, etc? Indeed as Moshe and REID noted, was there an agreement between you and tenant and hopefully, something in writing that this was or was not allowed?
Around a year after my perpetually late-paying tenants' tenancy, I contacted their previous landlord who was nice enough to disclose a similar situation. Tenant #1 brought in another person who suddenly was living in the premises. I believe that Tenant #1 let the landlord know. I'm not sure what the landlord did (app process?), but it tipped me off that the tenants were going to do what they were going to do unless they were confronted. They stayed in those premises for over a decade and must have paid the rent. If you would choose to keep the tenant and the new person, you could make sure that the second tenant goes through an application process that REID, Coplin, and Vee suggested. Please do post what happens if you can. Best of luck and glad that you did find out what's going on in your property. --172.10.xxx.xxx |
