State Specific Question About: NEW JERSEY (NJ)

I own a 3 family property in Newark, NJ and when I first bought it, the prior owner did a pretty good job of renting it out to 3 section 8 tenants with high rents.

4 years later, the 1st floor & 3rd floor has turned over twice all with rents that were significantly lower than what the original tenants were paying.

For the last 2-3 years, all 3 units have been infested with roaches and that being the major reason why the tenants moved out. The original, 2nd floor tenant is still there and her unit is the worst!

I have brought exterminators many times to treat the issue but I'm afraid its the 2nd floor mess of a tenant that is contributing to this ongoing issue.

How can I bring this roach issue to an end without having to have everyone move out in the process? Is there such a possibility?

Get rid of the 2nd floor tenant, if possible. Seriously.

Or

Implement an aggressive attack. Take half of her junk out and put in mini-storage, or even a PODS in the yard. Deep clean the unit. Discard old food. Fix any water leaks. Put out roach bait. Repeat cleaning/inspections every 1 month until problem resolves. You must be aggressive or you will never get ahead of this. If you do all this, you have a 50 percent chance of success. So, get rid of the tenant if you can,

My bug guy says he is only baiting for roaches now, no spray. He is using Advion gel bait.

Integrated pest control involves making the environment so roaches will not live in the rental units. Three elements for survival are a warm place to live, food and water. Eliminate the elements then roaches are history. First off start chalking all the cracks and crevices in the baseboards and kitchen cupboards. Put in insulation foam where pipes enter walls or floors. Next thoroughly clean behind the fridge and stove along with having any garbage removed which has food. Next eliminate the water supply by putting bleach in the defrost pan of the fridge then fixing any leaky faucets. Start off by putting in sticky traps around the perimeter of the rooms as roaches never travel in the center. Once the food source is eliminated then Max Force gel or combat gel where over period of a few weeks the roach population will go down. In the winter time putting anything outside the live roaches will make a run for it. Remember the three elements for survival as this essential for roaches to live. Install the gel around the perimeter of the rooms where it no can gain access as this is poison. Once the roaches eat the gel the roaches will go back the nest where once that roach dies the others will eat where at 45 roaches are eliminate. Spray they hide then come back. Try to treat the entire building as this only way to make sure the roaches are gone forever. --74.220.xxx.xxx

Yeah ... definitely get rid of the second floor tenant ... not worth that at all. DO NOT BOMB!!!

I have used Ortho's Home Defense (I originally have used it for ants) but have found that it actually works on roaches as well. Spray all rooms and in cabinets, drawers (kitchen/bath) floors and ceilings, down the corners, around the doors and windows. Also spray the basement and outside (same thing - around doors, windows and along the foundation as well as any other openings such as electrical, gas meters, cable, etc). Go back 14 days later and do it again.

Keep doing that (every 14 days) until you don't see them again.

Don't forget - get rid of the 2nd floor tenant first if possible! It's much easier if the place is vacant (all units) - but if you can't do that - get them out at least.

Then be pro-active going forward. Spray in the spring and the fall (or quarterly during your inspections) and just advise the tenants that it's for ants. It will work on those (ants) as well as spiders ... they'll appreciate it and so will you. --68.9.xxx.xx

Bleach and sprays are just triggers to roaches they need to go deeper into walls and reproduce as much as possible, they will with bleach for sure. the gelbaits work well - put on top of hinge side of the doors just a drop is all it takes for 2 weeks, seal all plumbing pass thru with spray foam, I do all exterior wiring boxes but that is because most of my places have been insulated and this is the final seal for the weatherization. When you get a chance go in with liquid flooding baseboard seams, if you see something come out you have a new family, come do it again in 2 weeks so the hatchlings have been poisoned. --75.94.xxx.xxx

1st- Goodbye, Ms. Second-Floor Tenant.

2nd- Advion Roach Bait Gel. $26 for 4 tubes. Get 8 or 12 tubes.

3rd- A combination of Optimate and Pivot.

4th- Gentrol Point Source.

You should be down to just a handful of sightings within 4-6 weeks. Let the roaches eat the dead corpses for the first several weeks, to help spread the poison. --96.46.xxx.xxx
