State Specific Question About: NORTH CAROLINA (NC)

I am currently in the middle of remodeling my rental and was wondering if it might be more lucrative to go from a single family dwelling renting on a month to month basis, or venture into the realm weekly vacation rentals. The property is a 990 sq. ft. 2 br and 1 bath cottage in the western mountains close to the Asheville area. What are the restrictions, if any, and regulations to the vacation rental inventory that would differ from an ordinary monthly rental? --97.82.xxx.xxx

Check vrbo and homeaway, airbnb, flipkey .... and see what your compeitition is. You can also see thier online calendars to see vacancy rates.

Just a "heads up" When I started with the lake house as a vacation rental, it took 3 years to break into the market ... repeats are everyting ... and you start with NOTHING. --198.168.xx.xxx

I have to be out of my Cape Cod home/vacation rental tomorrow at 2 for the cleaners to work. First tenants come in on Sunday, and we are solidly booked through the end of August.

I could spend another week working and I've worked about two months on this place. When is it done? Is it ever perfect?

Google "what people look for in a rental?" And "What do you want in your vacation rental kitchen?"

It should to look good, be super-super clean, and have all new mattresses, linens, pillows and towels, preferably white. (I just read about that today.) You should have decent, clean, comfortable furniture (think slipcovers) and good reading lamps.

I'm charging $2,200 a week, and maybe was a little low. If, and I mean if, I do this next year I'll charge $2,500.

I'll drive 2 hours down and 2 hours back on Sundays at turnovers, to help the cleaners. And check on the house.

You need to park your car down the street from your property early in the morning, and wait till they go to work and start counting people.

I don't know, cjo'h.

It was my idea to rent this August as a trial.

We are hard workers, but I really don't want to do this again. We think we are still young, and then we realize we are not.

My family insists that we've (I've) done the hard part, and that next year will be more profit and easier since everything has been purchased, washed, folded, and organized.

Let's see how the tenants are, and we'll make a decision September 1st.

They always surprise us.
