There are few, if any circumstances in which a tenant does not have to pay rent. Although your tenant is moving out at the end of July, the tenant is required to pay rent for the month of July. If the tenant does not pay, start eviction. --74.190.xxx.xxx

Is your res wanting you to use their deposit for the last month of rent?

If so, DELIVER a late notice and start late fees. I give 3 days to pay up or face the judge. Most pay.

you need their deposit money to cover possible damages and cleaning after they move out.

My lease is clear: this move-out money issues is all spelled out in plain English.

In my lease, as I believe in most leases, rent is due on the first of the month for the entire month.

You don't care when they move out after they give you the required move-out notice for the month of June, so they could move anytime in the month and the rent is not prorated. --72.200.xxx.xx
