I just got my rent payment from a tenant in the form of visa gift cards.

Completely baffled doesn't even describe what I am right now.

She has been a bit strange the two months I will admit.

I am considering giving her deposit slips for our account but my husband is a little concerned about her. She is older (65) but very vindictive to the point her own children don't bother.

What are your feelings on deposit slips for tenants?

I wouldn't take gift cards as rent. You would have to "spend" them in the location on the card. How would you be able to pay the mortgage, taxes, or insurance on the property?

In would thank her for paying and then gently try to explain that your bank won't let get the money off those cards without a lot of hassle. Find a way to blame it on the bank. I would bet that in her mind- she thought it was a good idea. OR- she bought them with her credit cards because it's cheaper than taking a cash out on most credit cards. --104.8.xxx.xxx

It is quite strange. She was paying no problem with cash. Then there was an issue over a flower bed.

Basically she didn't get what she wanted and that is when we got the gift cards in the mail. She lives next door and paid five dollars for each card.

Her own children won't bother with her and over the past two years we figured out why.

I wouldn't worry about deposit slips, she can not take money out of the account without having been identified as you, she can only deposit...and banks tend not to accept bails of hay as a deposit, only money. --24.74.xxx.xx

Are "gift cards" legal tender?

You cannot pay a utility or pay the mortgage with it, right?

I would take tomorrow to be crafting the cover letter that returns the cards along with a demand for rent payment in cash or [only] USPS Money Order.

I would not take a check from this person & would be adding the late fees and demand payment by Tuesday. That gives her a day to get the right payment together and for you to get the P or Q notice ready for delivery.

Who pays low end workers with a gift card and when they do how are the employment taxes dealt with? Sounds like a "scheme" to me. Is this something for day laborers? --173.63.xxx.xx

There are Visa cards that are imprinted with the owner's name, are refillable, and employers (and the US gov't for soc. sec recipients) who do not have checking or savings accounts. One can get cash with these at banks, but I don't think this is what Renee is talking about. --174.236.xx.xx

Stolen gift cards are a big scheme. I would not accept them, and if stolen, they may not have value as their numbers may have been voided. Refillable DEBIT cards are being used by employers to pay employees who do not have checking accounts for direct deposit. My daughter was being paid that way (low income, entry level job) via an ADT debit card until I pointed out that ADT was making money off of her "float", and that she would be better off going the direct deposit route. VERY interesting post. Thanks for making me THINK!

My guess is your res was PAID by these cards, or given these cards as a gift or as financial aide.

When asked for a donation for things like a community picnic, I give multiple gift cards (spread the joy of winning!) with our company sticker on them.

Account: Me? I have no problems giving out our DEPOSIT ONLY account. It's printed on our lease in case they lose it. We give them a wallet/business card with instruction to the teller.

Cards: SOME of these Visa cards charge a service fee when CASHED.

ME?

1. I;d call the res and ask why the cards. I'd be looking for a new trend or maybe this is a better way to get my money. As I've posted often, MANY of our residents are now paid by money put onto their plastic paycheck card.

2. I'd take them straight to the bank, cash them, and credit the res for the amount I received AFTER fees.

Problem: I don't know what money is really on that card. Could be zero.

Could be stolen and cancelled.

If convinced this is NOT a good way to accept funds, I would follow this up with copy of the appropriate lease page, with the clause about payment highlighted, and a note in the margin about how cards will not be accepted in the future - res can take the cards to the bank and put the funds in your deposit only account him/herself.

Sounds to me like you just got an easy-cheesy way to get rid of her for non-payment of rent. I don't keep vindictive tenants...if they give me an easy out for eviction...BOOM!

Btw, I used to believe what JR said about tenants not being able to remove money from your checking account, but then I went to the convention and it sounds like in some very wacky circumstances a bank will actually let someone take money out even if they are not an authorized signer on the account. I know, sounds almost too bizarre to be true and I specifically asked about this...apparently it HAS happened to a few folks. I think the bank is liable for this; however, it can take time to get it straightened out and in the meantime you're short on funds. --173.16.xxx.xxx
