State Specific Question About: FLORIDA (FL)

tenant is going on 5 months the last 3 mos 3 days before rent she starts complaining about everything to the facet in the sink to the tenants next door of 2 yrs (which move out cause of her didn't know this till 2 days ago) june2 a/c went out it was older so I replaced with brand new system with in 24 hrs 2 days later garage ceiling collapse due to not hooking up a drain line a/c people took care of it and serv pro in for 5 days ceiling up everything working from June 4 she has been complaining and texting me that it set on 74 and its 76 in the house she couldn't use her garage for a month when she told me ti was fine cause she don't need to use it till I was done my hubby gave her a 75.00 on the rent. know she text me tonight that I need to pay for all the stuff that was ruin in the garage and shes not paying the rent July 3 she has some one living with her that's not on the lease but claims she don't then today texts me and saids because of her disability she has her friend come over everyday and also help overnight sometime. I think she trying to con me and evually sue me but I don't know y ive ck on the air in the last month 3 times lst time.... friend was there said it was working awesome..........2nd surprise stop ask to see thermostat 74 set at 74 in the house 3rd text her she said it was great know this there been a lot shes rude when she talks to me I think shes on drugs cant prove it. Take all the drama and put it in a shopping bag outside, now you have a place that was repaired in spite of some faults, renters insurance covers the stuff inside, owner insurance covers the structure - from this it sounds like you need to post a cure/quit for unpaid rent, the tenant may discover that she has no actual damage claim and will grumble a lot in court but if any of this sounds too hard to handle then hire a flat-fee eviction service and let them take this to the court. --75.94.xxx.xxx
