State Specific Question About: PENNSYLVANIA (PA)

Can I take additional pet security deposit and charge a monthly pet fee? Or is it one or the other?

You asked a state specific question, so hopefully a knowledgeable PA LL will happen along here and give you an accurate answer. Or you could become knowledgeable yourself by reading your state's land lord / tenant statutes, which is probably a good idea anyway since we may get answers from PA land lords who themselves don't know the law. Or knew it 2 years ago but it's changed since then and they haven't read the new laws.

Here's a tip: call around to 4 - 5 local "Big boy" apartment complexes that allow pets and ask what they do. This will accomplish 2 things: odds are those professional property mangers ARE trained in the law AND this will also give you a feel for current market conditions. Just because it may be LEGAL doesn't mean you want to do it. If no one else is charging both, you may be setting yourself up for a long vacancy.

Don'r know about PA, but for 15 years I have been taking a one-time pet FEE--never pet rent. With a pet FEE paid in advance you will have money to pay for damage done in the first couple months. If you take pet rent, you will have to wait for months for it to accumulate before there is enough to repair the damage.

I started out collecting $250, now $300 in my SFHs with pet door, and $325 in my condo (because I have to repair by HOA rules that tend to be more expensive).

I never have real pet damage. Once I had to refill holes dug the back yard; once I had to paint a back door and replace weatherstripping. Basically I just keep all the pet fees. If damage is actually done, I increase the pet fee I extend the lease.

I meet the pets and 'vet' them just like I do the applicants (are they clean, well treated, do they obey their people? Temperment, yapping, etc. --99.158.xxx.xxx

I disagree with a set, up front, pet rent. I charge $25 per month in one year that's $300. Year after year after year, I have many tenants who have been here over 10 years. 10 years x 300=$3,000. --72.128.xx.xxx

Pet fee here 150 each with vet records and 20 monthly, if the dog dies jumping thru the window 6 weeks I have money while the rent stops and you lose that way waiting for the pet-xecutor to send you money from the hairs (grin). No carpet since 2012 so hard surface cleaning works the same for the owners even if they pee on the floor. --75.94.xxx.xxx

you can take a deposit, but an upfront non-refundable fee is better. I charge upfront 200 for pets under 25 lb and 250 for pets above 25 lbs and 25 per month for small, 35 per month for large. --174.49.xxx.xxx

I charge $100 extra "Security Deposit" for a pet, so I don't have to argue over weather it was pet damage. I charge $15 per month for a cat and $20 for a dog, although I am close to never renting to another dog. --198.162.xxx.xxx

Me? $150 Non-Refundable Animal Reigistration Fee per animal,

$35 additional rent per animal. pure income to me. Hardly a drop of animal damage when the house has no carpet. People Pay it without blinking.

Eliminates the whole pet deposit arguments at move out.
