State Specific Question About: FLORIDA (FL)

Condo rules state 3 month minimum to rent. I own the condo and renting out for one month and register tenant as a guest. The condo president just threatened that she thinks I am skirting the minimum rental period and said if I continue she will get association lawyer involved. President cannot know that they are renters because the renters agree not to tell anyone they are renter but that they are my guests. Does anyone have any insight to what I should tell the President and what is my exposure is? --96.234.xx.xxx

I'm not usually in the biz of suggesting people break the rules, but since you have. I'd make sure the tenants know they are you non paying GUESTS. Tell the Pres they are your "brothers.". Whenever my tenants have an illegal roommate it's always their "bro." Even if she's female.

Then don't rent the place again, follow the rules and sell asap. People buy in hoa communities to not have their values diminished. Sorry I can't be more supportive. --24.121.xxx.xxx

That is why condos make poor rentals - you are not in charge of your asset, the condo association is. You agreed to their rules when you bought the place, so you should follow their rules or sell. --64.197.xx.xx

I agree, condos don't make the best rentals because someone else controls your profits. Secondly, I agree that breaking the rules and telling lies is a real BIG problem for me. Vacate and sell. good luck --99.132.xxx.xx
