As an investor in real estate properties, can I hire a non Realtor to show my properties and pay him on performance basis. I want to know if this is legal or not in NJ --74.105.xxx.xxx |

Non-Realtor, no problem, non-state licensed real estate agent... problem, at least in Texas and I'm sure in NJ too. In Texas, unless you're the owner, you must be licensed in that state to show a home for sale or rent. There are specific things your employee can do like open the door and pass out literature, but they can't answer questions or work with contracts. The state will come down on you because the require a license to conduct those duties otherwise no one would bother getting a license.

I assume you don't really mean just to SHOW the properties, right? Because they actually could SHOW them to people for you. But, for "renting, leasing, selling or advertising", a broker's license is required in NJ.
