I was wondering if anyone knows or has any advice on what i should do at this point:

I rent out garages.... havent heard from one of the tenants in almost a year, and no payment....I have sent notices to all known addresses with no response... Can i cut the lock and clean out the locker? Does any one know the legalities on this issue?? State Specific Question About: NEW YORK (NY)

Do what the storage rental companies do.

In Cal there are time requirements and publishing needed before you can auction off contents. --108.95.xx.xx

What does your garage rental agreement say?

When I rent garages, I use a specific agreement (derived from what storage companies use) that gives me the right to lock the garage and take possession. --64.197.xx.xx

If your rental agreement does not address this, check state and local laws. You may want to check with your attorney. --68.38.xxx.xxx

Ann,

I not clear - how long has the resident not paid rent? Just this month or the whole year?

Start with your lease. Did it expire? Did they move out at the end of the lease?

Next put eyes on the door. Is their lock still on it? Gone?

If still there, attempt to communicate. I find text works great for this.

Locally, a friend with storage units goes thru eviction. She finds it's quicker and easier than the storage unit routine of waiting XX days then advertising and conducting an auction. She gets possession NOW.
