State Specific Question About: ARIZONA (AZ)

Who has been your longest paying tenants? How long and who were they?

- I am in AZ, houses are relatively cheap so tenants tend to move on and buy places after a couple of year.

- family seems to move around often as family situation changes

- older (40+) single people seem to stay longer

Longest is 30+ years! Single man who moved in long before we bought the building 16 years ago. Next longest is 9 years to a foreign-born husband/wife/2 kids. A few more at 5+ years who are all single, older women. These are all in mid-to-lower income areas in multi-family buildings. The most turnover I have is for our more expensive units - those rental rates are closer to a house payment and many move on to owning their own homes. --24.207.xxx.xxx

Despite this being state specific to AZ, I think there are various factors that determine long term tenants. My longest is 14 years, with no end in sight and I have another at 7 years.

We keep our properties in good condition, continue to update or provide some type of upgrade to help our tenants feel valued. We increase the rent annually, but only by small amounts, typically $15-20 a month. We are also responsive to any type of maintenance issue and treat our tenants respectfully.

We tend to have the longest tenancies with people who make just enough to get by. They can't save enough to think about buying and their credit is marginable. --99.101.xxx.xxx

By the way, I am most interested in SFH long term tenants as that is my situation but feel free to leave your comments - how long, demographics, what type of housing you are providing and in which State (and roughly how much is to the median starter SFH for me in, AZ $150K) and yes, can assume we LL's are doing a decent job in keep up with the property to attract long term renters. My longest tenants are always single moms who want to keep their kids in the good school districts inwhich the rental is located. Buying is out of their reach due to the downpayment required. As soon as kids grow up they move to cheaper housing. --173.66.x.xxx

13 plus (she was in the property when we bought it) and had lived there sometime before that. Strangely enough, she had been my tenant elsewhere in another building for awhile before moving there, before we bought it.

Next we have two 10 yr tenants, one 8 yr tenant who left and came back but 8 yrs with me, one 5 yr tenant, one 3 yr tenant, two 2 yr tenants,and the other 6 are less than a year. One of them has paid a holding fee and signed all the documents but does not move in until May 24th. --45.53.xx.xxx
