State Specific Question About: COLORADO (CO)
I'm new to this forum so as a matter of introduction I own and manage a 8-plex and a single family home in central Colorado.
I have had the 8-plex for about 40 years and the home for 20yrs. Both have ben good investments.
Our renter population is about 50% of all households where we are located, Boulder area and few units are available. While the market is responding, our biggest nemesis as far as I'm concerned is HUD and Boulder County. Both use tax dollars to build and then support renters in government owned or partially owned housing.
I belong to the Boulder Area Rental Housing Association
that stays abreast of local regulations by Boulder County and other regulatory agencies affecting landlords.
I'll look forward to reading this forum and see what others are involved in.

The town here harassed folks who rented to students so much, even to the point of trying to disallow parking on the streets, that the college put up huge dorms that form a wall on the four lane road there. They also put in their own mini town and stores.
The town also allowed low income housing right next to an elevated CSX track were tank cars carry dangerous fluids so the view on one side is of just that.

We lived at Smiley Court on 30th St. back in the 80's. I remember there were people who would take just enough classes so they could qualify for Family Housing, since housing was so expensive there. :) I'm sure it's only gotten more so...
