I'm charging and extra $20 rent per month (per cat or per dog), and a non-refundable pet fee of $150 per cat or dog...so if they have multiple pets it starts to add up...
I have not found anything in Florida law that says it's illegal to do these, and I know the apartments here do it.
Do my amounts sound reasonable, or am I gouging the tenant? Or is it just whatever the market will bear? Thanks.

I charge $50/mo for up to 2 pets and $25/mo for each additional. If tenant gets a pet without authorization they owe the pet fee from the beginning of the lease. I also specify that it is not to cover damages caused by a pet - if there are any damages they are responsible for those costs as well. --70.178.x.xx |

I'm getting $25 per month per animal right now, going up to $35 per month per animal June 1. I don't charge a pet registration fee, as every time I do, people balk at that. They don't seem to have an issue with the monthly fee.

Sounds pretty inline with mine... $100 nonrefundable fee to convert the premises to "pets allowed", $25/month for one pet, limit one.
For me, it's more of a screening tool... a minor obstacle that will weed out the less-responsible pet owners. So if I ever went to multiple animals allowed, I'd certainly stack the pet rent... $25 for Muffin, $25 for Spot, $25 for Lady.
It's not really about the money--- the peanuts that pet rent brings in isn't going to necessarily cover the damage that gets done. It's more of the perception of inconvenience, if that makes sense. --64.72.xx.xxx |

Mine is $250 pet fee plus 25/mo for each pet. Also if a dog they must buy a renters insurance policy with me listed as additional insured.

You're too low. Giving away money.
Mine: $150 Non-Refudnable Animal Registration Fee per animal.
$35 per animal per month.
We have MANY with 2 animals! LOVE IT!
and s few with 3!
No need to discount the second animal.
They will pay it.
Tip: we advertise WE LOVE PETS and put multiple pet applicants to the front of the line...because we make more money!

On my last vacancy I tried to implement a $100.00 non refundable pet registration fee and $25.00 per month per pet. After several no thank you's, I had to drop the non refundable pet registration fee.... But I still charge $25.00 per month per pet... I allow pets but there is a one time fee of $100 per pet and a $300 damage deposit per pet. This discourages those pet owners that have enough pets to open a shelter. The sad part of even charging so much money is that I can still end up with pet damages.
I don't want to lose those good tenants that have pets and take care of them but I do get frustrated with stinky dogs and pi_ _ ing cats.
It is really not the pet's fault but the pet parent. Not sure yet how to solve this when the tenant is screened as good but the pet doesn't turn out that way. Any thoughts?

Luxury highrises in downtown Chicago charge an up-front pet fee of $500 for a dog and $400 for a cat. I don't recall how they handle multiple animals. I think it was a limit of two. This was from a year or two ago. Pet parent? Human children have parents. Animals have owners. --108.88.xxx.xx |

"How much?" is whatever the market will bear. More importantly is the term "fee" as opposed to "deposit". Here in CA, a fee is a one-time, non-refundable payment. A deposit is refundable. While this has not been proven in court (by me, or any other LLs I know), linguistically it is more defensible/understandable/acceptable and easier to explain. I charge $250 a mo. for 20 lbs. or less. No monthly fee, but am starting to reconsider that and may just go with monthly instead. --73.189.xxx.xxx |
