While I don't cinsider 680 good. If someone presented to me a 750 with a lot of activity on the report. I would consider them if they could show me they had plenty of cash in hand. Nope. Might not apply for work. Might not be employable. Might have social problems. You need a good work history not just to prove he has income and make money, but to make sure you don't have a psychopath there.

Don't become blinded by "good" credit scores like I did...I just recently had someone with high 600s score (which is great for this area) apply who was a complete dud in every other respect, including his criminal record...

As for taking extra rent in advance, if you did that I would be concerned that you might have trouble evicting for a serious non-rent violation of the lease terms (example: if they bring in a pitbull). --72.188.xx.xxx

My good tenant's boyfriend told me proudly of his great credit. His mom had opened a credit card for him when he was 14 and made small purchases on it periodically, always paying the balance in full. Too bad he got thrown into jail for selling drugs and now can't get a job because he's a convicted felon. But he still has great credit! --64.134.xxx.xx
