Hi Robin.. it's pay or quit..so if they don't pay.. you file for eviction...

Given your question... let me strongly suggest an Atty. do this.. for you

Call your local courthouse, ascertain that that is the court that serves your rental address. They will give you paper to fill out, and take your money.

Tenant will be served, and a court date set.

Be very careful taking advice from people in other states. From Bill's post, it looks like in Texas, the court takes care of serving the forms on the tenant. But that is not the case in NV or CA, and it might not be the way it works in OR.

"OR" -- is that the abbreviation for Orlando, the home of Disneyworld?

Get an eviction atty, they are usually flat rate, and you can charge it against damages on the tenant. In most states, one mistake in the process can make it drag on forever, costing you more then getting an attorney in the first place.

Remember the goal is to get them out as quickly as possible and cut your looses. Your not in the business of making money when it comes to evictions. --192.182.xxx.xxx
