State Specific Question About: NEW JERSEY (NJ)

I plan on electronically sending the rental agreement to the new tenant for signatures. They can then scan and email back to me. Also thinking about using paypal to receive the first month and security deposit from the new tenant. This will eliminate a need to meet with them. What do you think? About electronically handling the lease agreement and using paypal to receive the first month and security? --96.234.xx.xxx

How are you funding this charity? You need to verify the applicant with a photo id for a credit check, and any dispute with paypal opens a 90day investigation session - all the while you have a fake identity to try evicting, don't try either of these unless you have a large lottery winning to avoid paying taxes on. --75.94.xxx.xxx

I do send them lease electronically, so they have time to review, read carefully, ask questions..

But the signing is always in person. Always.

As for deposits - I give them my account number in large bank with many branches. This way they have multiple options to deposit - from going to the branch and depositing cash to monthly transfer. Bank is notified that renters are depositing rents there, so nothing else can be done to the account unless I show up in person with picture ID. --75.190.xxx.xx

How do you know whose DL they are sending you- and whether it's been altered in any way?

I would never rent to someone I have not met in person. Actually yesterday I DID agree to rent to someone I have never met - but we are meeting on Saturday to sign the lease in person, which is when I will check their ID just to be sure. I am quite certain this person will check out though, as I have called him twice at his workplace, where a receptionist answered the phone. --134.179.xxx.xxx

Why do you want to eliminate the need to meet with someone?

If I let someone have possession of, say, $100k of my property, I definitely want to lay eyes on them.

And I would never do Paypal for rent. I used to be on a collector's forum back in the day. There were always threads about fake Paypal payments, or Paypal payments that were made and then disputed as soon as the goods were sent off, or accounts getting frozen, or whatever.

There are plenty of ways to collect rent, but Paypal isn't one I would ever consider. --64.72.xx.xxx
