State Specific Question About: TEXAS (TX)

I have a 4 bed 2 bath that has been rented to the same tenant for the last seven years - she is moving to Washington State so I need to update.

The house has ceramic and carpet. I was thinking of replacing the carpet with Allure and was wondering if you all advertise this as vinyl flooring?

I will be asking $1975/month and was thinking people may not want vinyl flooring at this price range. Would hardwood be better?

Depends on the house. At that price point, I could go either way, but would be leaning toward hardwood if the home is in a $2000 per month neighborhood.

On the other hand, if this is a five bedroom on acreage, the Allure might fit.

I'd say flooring and appliances are going to be the two biggest attention-grabbers, so if you have a $2k-a-month tenant pool, you ought to cater to their expectations. Go visit ten houses that are direct competition in your area, and see what the norm is for flooring. That will help you figure out what you like, and what to imitate, or what you think you can do to make you stand out.

Then again, I've got a bunch of vintage houses with the original hardwoods. They've got lots of... uh... character. :P They're durable and have stood up to so much. :) So I have a bit of a bias towards sturdy, solid, natural wood floors. --64.72.xx.xxx

If this house is less than 20 years old I suspect I'd be looking at hardwood.
