State Specific Question About: ILLINOIS (IL)
After one year as a written lease, my leases then become month to month leases. Too many times, I must ultimately serve the tenant eviction notices after the initial one year has lapsed. After the tenant has moved owing money for rent and damages, how much time do I have to file a claim against this individual? --75.24.xxx.xxx |

Your local/state tenant laws should be followed in this matter, inspecting somewhere close to 90 days will make your insurance agent happier knowing you are helping keep the rates lower by being proactive. Bill tenant for current damages and then you may not have to chase thru court, unlawful detainer process must be followed. --75.94.xxx.xxx |

I believe we have 2 years in TX.
Wait for an IL LL to respond, or check your state law.
