State Specific Question About: ILLINOIS (IL)
We are choosing to not renew a lease for many reasons. We anticipate some problems and issues when they receive notice.
Any ideas on how best to handle this? We plan on sending them a letter 30 days prior as lease states. We are hoping to get their rent before...but not sure if that will happen. --73.168.xx.xxx |

Give no reason. Only adds to drama.

Get in to inspect, make a deal to allow repairs so you can show while they are there - give a 50bux cash gift if someone signs before they are actually out.
Bill now for current damages, I just noticed you have multiple posts running today. --75.94.xxx.xxx |

Give the 30 day notice early enough that they can't say they didn't get it in time, then when they don't pay the rent proceed to an eviction notice for non payment, that gets the attention of all but the professional tenants --24.92.xx.xx |

No reason necessary. Don't go there, don't give them any reason to try to take you to court. --75.132.xxx.xx |
