State Specific Question About: NEW JERSEY (NJ)
Any NJ landlords have info on what I might expect buying in Jackson, NJ? I am expecting somewhat affordable homes and a working class neighbohood. How are the landlord/tenant laws? What are your thoughts about investing there (good or bad)?

Hi neighbor. What price range are you thinking about? Jackson is under threat from changes in area demographics.
and much land has been developed and resulted in a good deal of growth in dmand for services. [schools/police fire] that result in higher taxes.
It is not on my County so I do not know the effect of the bad economy housing collapse there.
There have been some high[er] end properties in that area over the past 2 decades.
It was traditionally a lower-end agricultural area so that might be a factor.
If you want more info I could look at the Mon-Oc MLS for you and get you some current info.
Some years ago I ventured into a couple of the trailer parks there and after the banjo music subsided [think Deliverance] I heard the sound of gypsy tambourines and smelled the stench of hot-pot tar driveway sealant....no kidding!

I would tread carefully. I went to college & L school in NJ, had girlfriends who lived in monmouth, ocean, and atlantic counties. I also have been in that area about a billion times in my life because of six flags and the fact my family's shore house was nearby when we were growing up.
Jackson is a relatively less well-off area in a rather affluent county/area of the state. The good news is, it is a relatively conservative area compared to most of the Northeast.
The bad news its demographics are also worse than much of the state--it's whiter than average but also more downscale. Like a little bit of the South just placed in the Northeast. Jackson has more in common with Arkansas or Kentucky than it does with a lot of areas in NJ.
That said, if you can buy cheaply and do a lot of the fixing yourself, I think you would do fine. The courts and cops down there should be helpful if you ever need to evict. It's not like some super-liberal area where "the system" goes out of its way to protect tenants. --73.191.xx.xxx |
