State Specific Question About: WASHINGTON (WA)

I am renting outside storage space in an empty space behind my house. I am also providing electricity to the spot. I would like to write some sort of a month to month lease for the person who is renting. He is paying $500 a month to rent. That's cheaper than the going rate around Seattle for outside storage with no electric. But, he's a friend. --98.203.xxx.x

Hi Marlene...

So it sounds like you are asking for suggestions..

1. Describe the storage.

2. how and times of access.

3. Hold harmless clause..

4. no flammables, working on machinery, or noise, no growing or illegal activity.

As this would not be controlled by LL/tenant law see if there is a statute in WA about storage.

When you say "outside storage" do you mean camper parking?

I'd check zoning for legality, so you are not fined.

Check insurance so your house is not cancelled due to some clause about it now being a rental.

Rule #3: Never rent to friends or relatives. You are going against the advice of experiences landlords. I know, YOUR friend is different than the hundreds of posts here by LLs who lost money and the friend.

You are already losing money by lowering the rate.

Remember renting out is not a Charity. While he is a friend you will probably have to make decisions at arms length, and what was a friend can turn quickly into a legal mess with more drama then what you expect.

Also it will not be covered under LL/Tenant Act, so you will want to make sure to draw up the how the agreement can/will end. In storage land this can be a good thing if done right as there is no eviction process. Basically don't pay then stuff is moved out. --50.125.xxx.xx
