State Specific Question About: FLORIDA (FL)

I'm doing research. Perhaps one of you knows this...

1) in FLORIDA can I reject a couple who are not married if they are depending upon both incomes to pay the rent?

Gee I think only two out of our 23 units have actual legally married people living in them. 3 if you count us.

Marriage is going by the wayside these days, but people can live together for years. At least 6 of my residents are unmarried but long-term couples. Long term tenants, too :)

One of my sons has been with his SO since 1996. They have two children and own a house together. She's as much my DIL as my youngest's wife, who married straight out of college two years ago. --173.22.xx.xx

Interesting. Thank you for replying. Food for thought. This is such a great platform for being able to think things through. I love Mr. LL. I'm also researching but nothing is better than experience so I thank you.

Marriage is still, in my opinion, more stable. Roommates can split up. In live together relationships, one person's life changes and they move out. I am only allowed to rent twice a year at this condo.

Since my rental criteria CAN require only one person's income to qualify, that is what I shall do. The rent will be $1400. So the income must be $4200. Roommates or lovers will still be required to be on the lease. --108.132.xx.xxx

NO-familial status is a protected category. This is not debatable. You need to know the equal housing laws or someone will teach them to you. You can't say no to kids except maybe in a studio apt, you can't refuse someone for race, sex, sexual preferences, religion, familial status, handicap. Everyone should know the rules about this. We can say no to pets, smoking (although since marijuana is medical it must be allowed) and bad credit. --173.62.xx.xxx

BTW- The equal opportunity act is Federal. It applies to us all. You can reject people because you don't like how dirty they keep the car but you better be able to show that's the reason. Also, you should have lead paint disclosure forms signed by every tenant living in a property older than 1982. AGAIN, federal law. --173.62.xx.xxx
