State Specific Question About: FLORIDA (FL)

Is the a form that I can use to renew a lease with out typing or printing out a new lease agreement? Can I use an addendum to the original lease agreement?

This is a very vague question, what is the change you wish to adopt? Addendum is a good way to ad an occupant you have screened or alter a parking provision once the original lease period has expired, something like that. You should have your lease saved on a backup cd or thumbdrive however. --75.94.xxx.xxx

I would look into drafting up a new lease with all of your T&C's that cover you! the standard real estate broker leases in my opinion are crappy!

you can use that as a starting point but look up all the wonderful lease clauses you can add to protect your self now that you have the chance again at renwal... --50.205.xx.xxx

as you state that you used a broker I would hope/expect that you had a contract with them and they were paid a commission based upon the contract that you signed.

RE-READ your contract.....to make sure that there is NOT a clause that states you owe the broker a commission on a renewal. Some do, some do not. --173.63.xxx.xx

Yes.

I use a single page "Lease Renewal" . I only renew a lease if the current tenant requests it. Otherwise I allow the lease to roll into a M2M, which is specified in my original lease.

Now, I do agree with rani3182…You may want to update your lease, especially if there are clauses that need to be more on point or specific.

Florida recently made some changes to its Landlord/Tenant laws, and one of those changes is that you have to include a copy of the landlord/tenant laws with the lease.

I printed them out and attached them at the end of the lease when it was renewal time for my rental property. I made sure the tenants initialed every page, both the lease and the copy of the landlord/tenant laws. --147.105.xxx.xx

It goes into month to month after the lease expires anyway, if all is good with tenant leave it alone, if you want YOUR lease and YOUR clauses give proper notice and have them sign YOUR lease. --71.51.xx.xx

Where did you read this? The only thing I have read is about Security Deposit part of the law…
