State Specific Question About: MASSACHUSETTS (MA)

I have student tenants renting rooms in a house and one of them is leaving in the summer and returning in the fall with a new lease with me. Is it ok to a allow the student that is leaving for the summer to store their luggage or items in the room with one of their roommates that will be here? Should I have them sign a release of some type that

landlord and tenants that will be here won't be responsible if something happens to the items?

I would still be able to rent out the room since it will be empty, but I am not sure if its a good idea to have the items be stored with a roommate during this time or what trouble that may cause. --173.0.x.xxx

Dan,

A recipe for disaster. Res should handle his own personal property.

Even leaving it with a college student friend is risky.

I suggest a storing it in HIS room with a exterior key lock on the door, or better yet, a small storage locker for a handful of bucks.

Ok, thanks. I had a somewhat bad feeling about it too, I think the other roommate may also not like having to deal with it as well as myself. It seems like the best idea is to have it be stored elsewhere outside the property. --173.0.x.xxx

Not your issue.

If they pay rent for the place through the summer, they can keep their stuff there. If they are not paying rent, their stuff needs to be gone.

What they do with the stuff while they are not paying rent is not your issue. They can store it with family, at a friends who is or is not your tenant or get a storage locker, but you really don't want to engage in this conversation.
