All off my places get new vinyl window blinds between tenants. They are very inexpensive at Menards and help the unit look clean while showing.

If you have a lot of rentals doesn't the cost of new mini blinds add up? You need to spend time getting the blinds, someone needs to remove the old blinds and dispose of them, next you need someone to put them up. What is the total cost of all that work including the time spent? --99.62.xxx.xxx

The big ones that wont fit in the bathtub, we lay in the grass and wash them with a broom,soap,water.

I spend a little extra and get the ones with metal top/bottom rail.

I order from hdsupplysolutions.com. Better price and selection and quality than local stores.

My big ones cost $20 per. This adds up with many units. Tenants and cats are hard on window blinds.

I'm talking the cheap ones... maybe $4 each... $5 or $6 for the bigger sized ones... I'd say a typical sfh has maybe 8 windows... figure less than $50 and a little bit of my time... I'll spend that $50 once every couple years when I swap out tenants... :-) it's all good to me....

Yeah we're talking like $50 for my typical rental house. Installation like an hour per property. I factor this into the cost of rent. I am in an urban area so some type of blond is a necessity. And I don't want people covering windows with random sheets or something like that.

My average renters are late 20s. They're not going to buy a bunch of matching blinds and window treatments of their own accord. And cotporate apartment buildings in my address supply vinyl blinds, so that's my competition.

There are a number of small issues I just handle myself and roll into the rent. Maintaining the landscaping is another one (not grass mowing, but maintenance of trees/shrubs/beds). --73.191.xx.xxx

YEARS ago Jeffrey taught to supply min-blinds as an upgrade for renewing the lease so over the years our homes got blinds.

Minutes to replace and have a fresh blind.

No more giant railroad spikes in my window trim.

Our homes rent faster because they have blinds. Young prospects like blinds.

I pay my housekeeper $3 per blind to replace the broken or nasty ones. $5 material cost.

At move out the lease charges $15 for small and $30 for larger.
