State Specific Question About: NEW YORK (NY)
My tenant's lease expires in April and I want them to leave when the lease expires. There is no clause in the lease about automatic renewal. Do I need to give them some kind of notice? Thank you

Hi Rich...
Well the obvious answer would be be cautious..
1. Look up NY State and City statutes see if it addresses end of lease..
2. Remind them maybe 60 days ahead and then 30 days ahead.. go to a inspection --207.55.xxx.xxx |

Without knowing anything about NY, I would bet that the answer is that you do not need to give any kind of notice, although a courtesy notice will help to avoid a misunderstanding.
Generally, a contract terminates when the agreement expires. All parties had notice when they signed the lease that the lease was due to expire on a certain date, and thus there is no further expectation of continued landlord/tenancy.
But, you had better check out local state and local laws to see if there is anything specific regarding tenancy termination.

What does your lease say with regard to the end of lease? Does it tell the tenant anything?
Even if there is no legal requirement, communicate (in writing) that the lease will not be renewed and they will need to vacate by lease expiration. If you do this in a timely manner in order that the tenant may make other arrangements. I would communicate sooner rather than latter.
