State Specific Question About: TEXAS (TX)

I have a new renter that wants to sign a lease longer than 12 months. She's wants to do either 18 or 24 months. I'm conflicted mostly because it's outside of the norm. She seems like a good tenant (decent credit, no criminal stuff and I checked both her job and her past apartments).

I'm thinking about splitting the difference and doing 18 months. What are your thoughts? --24.206.xx.xxx

Have you ask the tenant WHY she wants either an 18 or 24 month lease?

Do not skimp on screening. A lease limits you more than it does a tenant who does not care about their credit score. Have you checked last TWO landlords. Have you done a home visit?

Depending on answer to that question. If agreeable, this may be an opportunity to require slightly higher rent. You give what she wants, and you get something.

I have used longer leases for my convenience/benefit. If someone moves in during the winter months, I may use an 18 month lease to get a better end date in the summer.

That being said, I may be hesitant to offer a longer lease to a new tenant. I usually offer it to established tenants. --99.101.xxx.xxx

Ken,

If she will sign for 24 TAKE 24!! Turnover is your enemy. Your job is to rent things for as long as possible.

Do not operate out of fear. Houses still rent in every month - this one is a perfect example.

I would ask why a 24 month lease? If it is due to locking in the rental rate then I would make sure it is good for you to do that and give her a 12 month lease with an auto renew at the same rate then add 4% or so for any additional years.

We do a month to month lease with the rental rate locked in for 1 year from date of commencement. That makes people happy/confident in signing a month to month agreement. --99.126.xx.xxx
