If the roof needs to be replaced consider installing a metal roof which is a lot more durable and a longer life span then shingles. Metal roofs stand up better to high wind conditions. If one belongs to a landlords association then one may get referrals. --74.220.xxx.xx

I have begun to do the metal here in CLE, tired of chasing shingles down the street - here is the way to save bux, buy the metal in 9ft sections and overlap much like shingles would be (start at gutter and go up), the wholesale places want to sell just full length runs but this way is very costly for the same squares and getting the panels up is one heck of a chore, I did 16 ft panels last autumn then came back with a pair of 9 - like raising a coffee cup! All the side/top trim comes in 10.5 ft so do the panels shorter and the cost is lower along with the installer weight. --75.94.xxx.xxx

If one goes to a few building supply stores then check out metal roofs. Often building supply stores can give referrals for roofers. Here a lot of roofers are old school where the only thing they know is shingles which have a short life expectancy. If one is spending $4,000 for a roof then a additional $1,000 for a metal roof it is obvious the metal roof is worthwhile. With metal roofs over one layer it is strapping then bolting in the metal panels no rip off or disposal costs. --74.220.xxx.xxx
