State Specific Question About: PENNSYLVANIA (PA)
As a new landlord, should I have current tenants, who have been in rental over 3 years and more, fill out a new rental application for: employment, bank, credit info? --174.140.xxx.x |

Did you receive the original apps from the previous owner? I would request the tenant to update any information that may have changed, such as contact information (personal and emergency) and employment. I would not ask them to fill out another application.

If it were me, Yes, I would ask them to fill out one of my rental applications, just so we can get updated information. In my opinion, that's the easiest way, even from the resident's standpoint, because they don't have to try and figure out what info needs to be updated, just fill in everything.
Plus my application will get more information (marketing research and additional collection authorization) that I will find very helpful in the future that most likely is not on the typical application that was previously filled out several years ago.
To make it a win-win situation, I would also offer the resident ten dollars off their next month's rent for submitting the updated application. --108.39.xxx.xxx |

Vee ... what do you mean by "bench trial"? Is that an Ohio thing? I know what a "bench trial" is in our common pleas court but have no idea what it would mean on the magisterial level. --72.95.xx.xxx |
