State Specific Question About: NEW JERSEY (NJ)

We need to introduce new marketing ideas as we have a high number of 1 bedroom apartments for rent located in south Jersey. Our prices are competitively priced in the middle range for 1 bedrooms. We ask for 1.5 month security and first months rent. we have good tenant relations and service our units promptly. I know financially people are hurting, but they still need a place to live. We do not take TRA as we have had many issues collecting the rent and it is only temporary. Any suggestions? I know many people offer first month free however this makes me wonder if people can not afford the apartment and may be an issue after the first months up? --173.2.xx.xxx

Whatever you do, I would suggest not giving anything free, i.e. free move in month, free 1/2 month, free weeks or free days.

I've tried variations of the free days the entire month of December with very specific instructions in my on-line ads that I required PRE-SCREENING to view the apartment and a list of requirements to meet to be considered.

Also with the free move-in, tenant had to pay all monies up front which included prepaying rent for the following month, plus the security deposit, and to also put the utilities in their name regardless of when they moved in during the month of free days.

They also had to meet the income 3 x rent rule and reply acknowledging they met my criteria and had the move in money. Well that evidently was too much for them to grasp because all my replies consisted of asking if the place was still available or when could they come to view the apartment.

I found that the people must have assumed it was a free rental for homeless people because when I repeated what was required as listed in my ad, no one replied back with any answers.

All my ad did was attract people who were not eligible, who evidently couldn't read or follow instructions and/or who thought they would move into a free apartment and pay no rent. Guess they thought I was social services giving homeless people place to live.

Was there a pattern of why so many 1-bedrooms were being vacated? You might have better luck if you could tailor your solution to a specific cause.

Interest has started picking up here (pretty dead for most of Nov and all of Dec), but no one has any money in my market until February... --64.72.xx.xxx

Our goal over the past few years has been to turn our two-bedroom units into ONE-bedrooms with BONUS rooms (office, mudroom, etc.) We get the same amount of rent out of them or more.

If you have one bedroom units with no extra rooms, you need to add storage: closets, shelving, closet organizers, bike racks: something the young professional will want. --50.82.xxx.x

Try raising the asking price. You may not get as many prospects or people looking but hopefully you'll get better tenants. I'm not advising pricing yourself out of the market but don't be afraid to ask for more.

Some other ideas. Install inexpensive closet organizers with built in dresser/storage.

Add some inexpensive appliances such as counter top microwave, toaster, router to connect to wifi, etc. Make sure they know it stays when they move out.

This is one of the hardest times of the year to rent vacant units. Hang in there.
