First time trying to rent and things are moving very fast. Do I need to have a rental license in the state of Colorado? I only have 1 rental property (a townhouse) and it is in the city of Westminster. Please Help!

Zach this is a good first timer question, the best step to take next is print your state tenant law and place into a 3ring binder, then flip and do the same with your local laws. This is the beginning of your business bible, from here you can extract legal clauses to have in your lease, many times better forms can be obtained thru a local investor group and you can gain knowledge from other owners with like properties. Because you are new to the business reading here will be very helpful and you can also purchase forms and books here, I have seen a few regulars here from CO and they may have knowledge for you locally. --75.94.xxx.xxx |

After doing some major digging I believe rental licenses are only need for properties of 3 or more under the same ownership. Since they classify mine as a dwelling, I don't need a license. Thanks for the help!

Just a heads ups...
The term DWELLING usually refers to ANY building where people live (sleep/bath/cook), owner occupied or non-owner occupied.
