State Specific Question About: OHIO (OH)

we have a very good tenant that iam afraid of losing.(has been with us 1yr-2months,pays rent on time,clean& don't complain at all!!!!GREAT RIGHT!!!well we got this problem that,we are trying to "SALE"the property (a 2family), Their "Rental Agreement"currently Month To Month,can we "CHANGE"the current Month to Month,to a 1-2yr "Rental Agreement"in exchange for the "good tenant" to stay& for them not to worry about a "Buyer,owner,landlord asking or telling them to leave.???Also,when we have the "Realtors Showings" we allways give a 24-hr notice of time&date of the showing& the thought that our 2ndflr "tentant"just moved in&has not settle in yet!!!but my "Partner"wants the showing anyway.Can we Legally "Present" a New Rental Agreement for 1or2years and cancel-out the current "Month to Month... --172.11.xx.xxx

You can change a month to month with an appropriate notice (28 day, 30 days 60 days depending on your state and the notice you agreed to in your mtm agreement.)

But, this may limit your sales opportunities. Either way, you will 'lose' this good tenant because you won't be the owner anymore. --208.74.xxx.xx

The lease will not make anyone stay anywhere, most landlords know this is just a price lock for both, if they are happy why rock the boat? OH is a 30 day state so you would need to get the notice out in that much lead time, selling can produce a lot of other problems so go slowly with the ones who you want to keep - offer them the place and see where that goes. --75.94.xxx.xxx

Tenants tend to get nervous when a property is put up for sale. Don't be surprised if you're good tenant gives YOU a 30 day notice that they are leaving. As Vee said, a lease will not make anyone stay anywhere.

Why? Because it would lock the new owner into a two year contract at current terms, which means the tenant wouldn't have to worry about a rent increase for two years.

Personally I would NEVER buy a property under such terms unless you discounted it about 50 grand below my already lowball price offer.

well,after playing a delayed return phone calls GAME(4) from the Tenant"and not responding to there phone calls.gave the tenant&us time to "think",time-out,chill,calm-down,pump the breaks, ect...well end results is that the tenant paid the rent,no 30 day notice was discuss,and the tenant was "VERY HUMBLE" WHY???? --172.11.xx.xxx
