You really need to hurry up. I suggest you call a few friends and get your belongings out right away. DO NOT LEAVE THE UNIT DIRTY! This could be a huge mistake on your part. Make sure all items are removed, tub scrubbed down, stove cleaned, fridge cleared out, floors vac. etc. If you are not out immediately and the unit is dirty when the sheriff shows to make sure your gone things could get very awkward for you.

Giving proper 30-days written notice and moving out before you decided not to abide by the terms of your rental agreement would've been ideal. Since that isn't what happened apparently, you get to deal with the consequences of a poor decision, such as an eviction on your record which any land lord who bothers to check will see. And unlike bad credit, evictions NEVER fall off your record.

So my advice would be to move today and avoid any further damage to your reputation and incurring any additional costs/unpaid rent/fees, etc.

P.S. When you come to a land lord web site, asking how many days you get to continue screwing your land lord before the local authority physically tosses your stuff on the curb is a sure fired way to obtain snarky responses. ;-)

P.P.S. All snarking aside, I hope things do end up working out for you and that this has been a valuable learning experience, but don't be surprised if none of us are too eager give advice on how to max out your "free rent" days. --108.250.xxx.xxx

Johnny, unless you like public humiliation and enjoy encounters with cops, leave now.

The most satisfying day of my adult life was watching -- along with all the neighbors -- as my deadbeat tenants were hauled out of my house by sheriff's deputies and put on the lawn.

Johnnie, I don't know the AZ laws. In my court, you would have to be out pretty quickly. If court was Monday, the Sheriff would be coming to remove you on Wednesday, probably in the morning. Sheriff would escort you off the property, without giving you time to pack or take things. So in my area, you better move all your stuff out the very next day after court.

Has the landlord turned off your utilities yet? In Arizona, once the court judgement happens the rest can follow pretty quickly. Sometimes they even collect the keys in court.
