Real property is, of its nature, fixed. Thats what the law of real property and movable property was built around.

Maybe you can make the mobile home into real property by making it fixed (i.e., building it into fixed property), but then you cannot change it back into moveable property.

Generally land with a fixed mobile on foundation is worth more than a "trailer."

In my area a small lot with an old mobile is worth lot value only, $15-25k. One next door on a foundation in good condition might be worth $85,000. Vs a site built anywhere from $120,000 to a couple million for river frontage.

You would need comps to determine if the cost was worth it. --24.156.xx.xx
