No way in the world would I ever accept any section 8 tenant in Rent Controlled Los Angeles. The City makes a 25% commission on each monthly payment and the State makes around 15% also. If my tenant creates a problem I can't evict because the City and State don't want to loose their profit..... So I have to paint every year, replace carpet as needed -- every 3 years. When an appliance goes out they won't accept a used one, only the top of the Line French Door Stainless Steel Models.

Just had a bi-yearly inspection for my only section 8 tenant, passed without issue. I also put in for a rent increase and got a reply in less than a week with no hoops or comparisons needed. This comes up now and then and here is my standard advice:
Call your local Sec8 Housing office. Tell them (either directly or, more likely, on the voicemail you'll have to leave) that you are a landlord interested in learning more about the Sec8 program.
If you get a call back from a helpful person with 48 hours, then you have one of the few Sec8 offices that actually seem to care about the landlords in the program -- so CONSIDER Sec8 in your area.
If you don't get a call back and/or get one but not with friendly answers to your questions -- then you've found a typical Housing office and should avoid Sec8 as much as legally possible.
Basically, how good Sec8 is for landlords depends on how good your local Housing office is. Find out about yours and go from there.

It all depends on your level of experience and the particular housing authority you are going to deal with. I have dozens and dozens of section 8 tenants. I deal with many different housing authorities. Some are no problem and others are ridiculous to deal with.
I had a tenant this week refuse to pay a late fee saying her housing authority case worker told her she doesn't have to pay it (even though her small portion of the rent was late). So we called the housing authority to iron it out and the clown that works there tells me that law says I can't charge that late fee. Keeps quoting the law, but won't tell me what he is referencing (because I know the law and he is wrong). I stopped short of calling him an idiot, but he tells me to take the tenant to court if I want because he isn't going to tell her to pay. Then he adds that he will definitely provide her with advice and lawyers to fight me if I decide to go to court. So I will win, but he is going to make it difficult and expensive for me.

The Housing office here is constantly changing their procedures. Now, they will only see you on Mon and Wed.as a walk in. You have to make an appointment on the other days to see a "housing specialist". Forget phone calls. They are NEVER answered, no matter what. Now the way to correspond throughout the week is by email. This is suppose to make it possible for the specialists to get all of that paperwork done. Sec 8 folks are broke and few every become financial independent or successful...keep that in mind. It makes every decision regarding your tenants different than if you have tenants paying out of earned income who have decent / improving prospects.
If Sec 8 tenant damages your property, move in their drug addict boyfriend / girlfriend / other, do something else dumb and you end up evicting, it is highly unlikely you'll collect a penny more than their security deposit.
So if you do all of the things the other posters above have suggested and still decide to take Uncle Sam's money and play by Uncle Sam's rules, stay on top of them and evict ASAP. Don't hesitate to file a minute longer than your state's laws require because you will never see a penny of unpaid rent or damages.
The Sec 8 office is not concerned that you get paid except insofar as it reflects positively on their performance when their "clients" don't beeyatch to their superiors too much. Once the "client" gets stupid (and many do) you will be on your own and they will cut off their portion of the rent payment once you file for eviction. And they will not pay a dime towards your costs or to mitigate your losses.
If you are cool with all this, consider Sec 8. Some folks are wildly successful dealing with this program, but they've learned from the school of hard knocks. --108.250.xxx.xxx |

I have had decent luck with it. I used to not accept it at all, but anymore it is getting harder to find decent people who are outside the program in one of my markets.
IF you screen well and IF your housing office is good, then you can find success with the program. I have a little old lady in a house I bought with her already there, no issues and I will be requesting a rent raise this next year.
Our local housing office is very strict because there is far more demand for vouchers than they can meet. So the housing officials will pull a voucher and require move out (yes they do) if an unauthorized person, a felon, or if arrests start happening. We have elderly people here who will NOT allow their delinquent grown children move into their place......the old people don't want to lose their housing and end up on the street.
