Hello everyone,

I wanted to ask, how easy is it to rent out a furnished apartment. I want to provide a bed room furniture and some Living room furniture. Tenant will bring their own mattress and other small stuff.

I want to do this in my basement apartment. The narrow staircase leading down doesn't allow big stuff into the place. I was thinking if I provide the big items maybe it will rent quickly. I had placed an ad on CL and I had lot of foot traffic but no one has taken it.

I hopping to get tenants who travel a lot due to their job and they don't like to carry much baggage with them. Makes it easy for them if the place is already furnished.

What do you all think about this idea?

A furnished rental can be a godsend to someone who is trying to get back on their feet and doesn't have much stuff. I stayed in one for a year after I left my abusive spouse. All I had were clothes and a few books.

Well it has 2 exits, One in the backyard and one in the front. It is a 2 family house with a finished basement. Legally I can't rent it.

I was thinking about buying Ikea furniture which comes in a box and I can assemble it inside. --65.118.xxx.xxx

I dont see many people traveling with mattresses so I think you need to furnish it completely according to your local hotel rules, but if it an illegal unit you should convert it to a ping-pong table room for your existing unit before you get caught and forced to jail. --75.94.xxx.xxx

Did a furnished condo as a motel-alternative many years ago. Got about a 33% rent premium (compared to unfurnished/longterm) and ran it at 85% occupancy. Advertised in the local paper.

jaindesi, why can't you legally rent it? Is it not up to code, or is there some other restriction on rentals in your town/neighborhood?

would you be allowed to rent it as a furnished unit through AirBNB?

I can probably do Airbnb but not sure how often it will be rented out via Airbnb.

Basement has electric, heat, stove and hot water boiler. My outdoor lights and common area lights fall under the same meter. I am not sure if it's a code issue. Legally it's a Two family home, with two car parking. I just want to earn extra income. I know lot of people who do this and earn extra cash on top of what they already earn. --65.118.xxx.xxx
