I need some suggestions here. I have a tenant who is renting from me (no issues with him) and he called me to ask if he could add a roommate for a few months or longer. I said that I would need to have him/her complete an application and we would need to add them to the lease and possibly put down some sort of deposit. Does anyone have suggestions or input on the best way they would go about this? Thanks!

Suppose if you told him that much that that is what you should do. Have you driven by, does this extra person already live there? Is the unit large enough for two?does this new person have kids or pets? What would u do if this person moves in and your currentttenant moves out, leaving this person with full rent? For me the second person would have to qualify for full rent on his own. --66.87.xx.xx

It is always good to get the application and add jointly and severally so you have another income stream for damages - inspect when the addendum is signed so they can begin to feel the load of broken screens, windows, those kinda things add up fast and it is always the other guy or girl who did it. --75.94.xxx.xxx
