I have a very irresponsible young lady who has applied for a couple of our units over the past year. She and her boyfriend have two pit bulls which she never mentions on the application, and she also neglected to mention her infant twins last year. (They are less than two years old now and she just gave birth again...different father this time though.) I think she is about 21, if I remember right.
So when I checked her out on FB I found the twins and the dogs. She said last year she gave the dogs away. They are still very much in the pictures on FB though. Anyway, no way.
Today another woman inquired. She had a unique enough name that I found her right away on FB - and in checking her "friends" list, I found the other young lady! And enough redneck rabble-rousing and carousing that she has taken herself out of the running now too.

Sure wish I knew how to use Face book. However, here in MO, and I am sure it’s in other states; we have Case.net, the MO court system. I had a call yesterday about a place to rent. I got her and her husbands name and went to Case.net. Steeling, check fraud, drugs, judgments and on and on. Easy screen. --69.35.xxx.xxx |

How long will it be before tenants start figuring this out? I agree, right now it is a great extra screening tool. My daughter-in-law usually checks for me and she is great at searching out almost anyone. We are sometimes surprised though, to see that she has mutual friends with applicants. Facebook is tricky. I have a shill account that is well aged. It provides a credible persona if I need to friend a tenant.
I don't personally do Facebook. I'm still RL friends with a bunch of my high school friends, after like 45 years. Some have moved away, like me, but they all Facebook with each other.
It's odd to see my high school friends with grey hair and kids in their 30's. I'm not old like them. :-( --24.156.xx.xx |

Youtube is a good one also. I recently caught a tenant who had posted a video of her and her daughter playing with their german shepherd in the backyard of my rental. This was the dog they supposedly didn't have. The tenant had posted the video under her own name. Duh. --66.85.xxx.xx |

I love FB for checking out someone. I have avoided so many shady types due to this method. I also do something else. Just Google the person's name and see what pops up. I can tell you I found a bunch of info for a man who applied to rent my house and he was a convicted felon with a long history of being a dead beat.
