State Specific Question About: FLORIDA (FL)

What do you do and what are your policies in regards to billing tenants for water and sewer? I have put submeters on my main water line to the building (the utility company bills me for he use), I split the fixed costs and add their individual usage charges and send them a bill each month. How do you handle your billings, etc. what do you do if they do not pay on time, etc. Specific wording would be nice. Can you give me your tricks and tips. The submeters are put in by a licensed plumber. --162.238.xx.xx

The kangaroo courts in my area won't allow a landlord to evict a tenant who refuses to pay their share of the utility, even if stated in the lease.

Once the meters are installed then one can go to the town to find out how much they charge per cubic meter of water or what ever measurement they charge which may be Us gallons then there is sewage charge on top which is a percentage of the consumption. One can talk to the town to see how water and sewage charges apply. Then the tenant will be paying the same rate as homeowner or business in town. If the tenant wants to reduce water consumption then one can offer low consumption shower heads or low flush toilets. Now they have toilets which flush completely at 4.8 liters per flush. Find the Niagara Flapper Less a great toilet. --74.220.xxx.xx

I put in the lease they realize the bill comes in my name, but I will send it to them and they pay directly to the water company, and if it gets shut off for non-payment, they have to pay to reconnect.

*I* can't call up and shut off water for non-payment, but the water company can if the bill is not paid.

Therefore, they pay it. It's all in their hands.

AND since the bills do come to me, and I forward them on, I know when those red "PAY OR QUIT" notices come, and I make sure to remind them about it.

We haven't had an issue in years now. --50.82.xxx.x

Great idea WMH(NC) , do you do this for multi family places, what if one out of three tenants doesn't pay on the building to the utility company? What have you experience in that regard, if at all? Thanks --208.54.xx.xxx
