Wonderful tenant (but a hermit), pays 3 days early every month, but he keeps the shades drawn and doesn't keep the A/C in a 50% humidity range. Now I've noticed the mirror in the bathroom (only 10 years old) is starting to flake in the corners. I worry about my carpeting and window treatments and just the general health of my condo. I'm afraid of mildew. It's a fully furnished place, so it's my things that will be damaged. Also, because he's alone, I charge him $300 less than the Zillow zestimate. Now I'm afraid of what damage high humidity could do to my condo. My wonderful tenant is now starting to feel like someone who could potentially cost me a lot more money in damages than someone with children might. Help!

Thank you for responding to my request for advice. My message wasn't very clear. My tenant hardly turns the A/C on at all, whether it's 95o or not. He does not keep it within a 50% humidity range, and now I'm noticing mildew stains in a condo that was new and pristine when he moved in. I'm wondering what the implications may be down the road to the health of the bedding, window treatments, etc., if I don't get the courage up to ask him to turn on the A/C. I have something in my lease that the tenant must keep the AC temp at 78 or below, and I also have a "mold addendum" to the lease.
