Hi Marie, Check out Acuity Insurance. They have commercial plans for rentals properties and they operate in your State. I've cut my premiums in half since I've transferred to them. --73.181.xxx.xx

You'll get the lowest rates from an insurance agency that represents a number of different insurers. The agent will get quotes from each of them and will ensure that each quote is for exactly the coverage you want. --70.92.xxx.xxx

Many insurance companies will open their arms to new clients and give special discounts. Older clients that they've insured for over 20 years, pay on time and never filed a claim -- these old time loyal clients are treated poorly with discounts withdrawn every year so that they are paying more in premiums for less coverage.

I say every couple of years get estimates from other companies and different agents.

Example: I had over 1 dozen insurance policies with Farmers Insurance. Yes I name names. They could care less about me as a client. They would lie to my face. When I obtained copies of "friends" Farmers policies that new clients were given discounts that I was told no longer existed, Farmers decided to stop telling me lies and just not respond to questions, emails and messages. I had to go over the heads of many just to keep insured.

I got so fed up that when 4 polices came up for renewal, I obtained quotes from other companies and secured policies with better coverage at a $10,000 savings.

Only after they started to see me go did I receive an e-mail from corporate saying they could direct me to another agent. --173.55.xx.xxx

There is now lowest provider because insurance is negotiable just like real estate. Get more than one quote and then play the multiple providers against each other to get them to drop their prices.

As Robert pointed out, every year you need to fight for discounts at renewal.

Every year, my carrier will try to raise rates and every year I will threaten to take all my business else where unless they keep pricing the same. Some years, I've even gotten pricing further reduced. --64.197.xx.xx

Rates will vary dramatically in different areas. We've got good rates with Lititz Mutual right now - procured through a broker who represents several insurance companies. Good luck! --76.199.xxx.xxx
