State Specific Question About: FLORIDA (FL)

I bought a property from an online auction site. They want to do the closing from Premium Title Services in Atlanta, Georgia. When I call the company the call goes to an office overseas in India. Has anyone dealt with this company before? How will we know if the funds will go to the right place because it is a mail away closing. How can we verify this is not a scam? --65.33.xxx.xx

Lisa, do not close on the house unless you are able to close in the same state the house is located.

In my situation, it was a foreclosure property and a local title company observed the closing that was done with a title company from Tennessee, who did the title search.

Well the title company in Tennessee missed an important loan.

Long story short it got worked out but it had the potential for a bad outcome.

Always use a local title company.

I have purchased all types of properties in my 35 years of real estate investing. Unless I receive a copy of the escrow companies paid active insurance policy and then personally contact the insurance company and get a written confirmation that my transaction is covered and there can be no cancellation without 30 days notification -- I WILL NOT FUND ESCROW AND LET THE DEAL DIE DEAT IN IT'S TRACKS!

This holds true for the Title Insurance Company and related policies.

If not, I would have lost half a million dollars on one exchange deal. The insurance was terminated and the escrow company filed for bankruptcy, taking 50 million dollars of clients money.

With the exception of one deal with Wells Fargo that we did by fax I've always had in person closings at an office.

One nice thing about having my own office is being able to meet people in a business environment. I like to bring people into my home court where I'm in the power position. --24.156.xx.xx

I've bought several at various auctions, but so far the worse was HUD houses going through another state lawyer.

Most of what I have was purchased REO ...I would pay an attorney to do the title search and perhaps the closing (depending on what the title search produced).
