Have we discussed this before?
What do you do about the eye level (to me, I'm short LOL!) holes in the middle of hollow core doors (caused by what I usually assume is a fist? They are usually fist-sized!)
We've had these in a few units over the years, and I know we replaced a few of the doors. Annoying.
One day we had a really good tenant who admitted tequila and his temper got the better of him - he punched a door that was new when he moved in - and now he was moving out after a few years. He allowed us access to work on the place while he lived there and we didn't miss a day of rent.
We were going to replace the door and ding his deposit - didn't really see a way around it - but I was at the store and noticed these faux stainless-steel magnetic whiteboards. Not very large. Double sided tape to apply. $12 each.
I bought two - one for each bedroom door - and stuck them up, covering the hole in one and making it look symmetrical with the other. Because we had roommates moving in, I wrote "Welcome Home Susie" on one and "Welcome Home Sarah" on the other.
They are still up several tenants later LOL! I notice the tenants use them to write notes to each other.
Recently we had another annoying hole in the wall in a kitchen. Not a punch mark - who knows? But it was in the perfect place for such an item - stuck it up - voila! Hole covered. No bother with joint compound, sanding and painting.
What are some of your tips for 'covering up' damage? --50.82.xxx.x |

If you're going to do a job, you might as well do it right. Hollow core doors have cardboard supports between both sides to give it strength. So in case of a hole the size of a fist, I install cardboard supports using special glue around the damaged area on the inside. Then I glue supports in the damaged area and glue in a repair pieced to cover a majority of the hole. When the glue drys I then use a patching compound over the damaged area filling in my patch and round it's edges. When the patch drys I sand, touch up, prime and paint.
Now I have a strong patch and edges around the old hold to keep it from becoming offset.

Love the Whiteboard idea! Thanks!
It will be perfect in some of my student rentals if they make holes in certain places. --216.229.xx.xxx |

That is very clever and functional, I seldom have damage at student rentals but this is a great idea. --75.94.xxx.xxx |

W - Great idea! We use a lot of these marker boards and cork boards.
Available at WalMart, Lowes, and Hobby Lobby.
We also use a lot of the inexpensive "full" length mirrors on the back or bathroom and bedroom doors. The negative hole prompted a positive feature.
We use a lot of electric switch plates without holes. We call them DUMMY plates.
In several spots we have used the plumbing access hole covers from the plumbing aisle.
In low end homes we often use a rectangle of luan, cleanly cut and edges sanded, painted.
We have covered lots of old cracked plaster walls with 3-4' high of paneling or beadboard as a wainscott. Again, the negative holes and cracks are now covered with a positive attractive feature.

I recently did the luan business with an outside door that had been scratched to heck on both sides by a tenants dog; this was a "vintage" door in a "vintage" house; not standard size and our local Habitat had no similar size. Painted both sides of the door dark brown and it ended up looking far better than the original (even without the scratches) from the street.

Great Idea. Depending upon the area I bet a pegboard would asls work.

One of my older houses still has plaster walls in the living room. Although I leave packages of those Command non-damage wall hangers, some tenants still use nails, leaving good size holes.
I buy donated pictures from our local Catholic Social Services store at 50 to 75 cents each and place them over the holes. Sometimes I glue them in place.

G E N I U S. Just saved me fretting about a poor DW patch job in the kitchen. Corkboard plus a strip of hooks for keys = feature. --98.26.xxx.xxx |
