State Specific Question About: TEXAS (TX)

Does anyone have suggestions for how to best insure rental properties? State farm only allows 4 rentals. What are the best options? Thanks --71.252.xxx.xxx

Mike, what part of Texas are you in? I have all my homes with the same company, and the price beats State Farm by thousands if I had them all there. They pay well also, at least they did for many hail claims , and one fire claim --173.74.xx.xx

I am insured through tapco and home owners of america. (latter is very strict with inspections etc, but do RCV vs. tapco does ACV).

RCV = Replacement cost value (IE: what it would cost to rebuild with new construction on your existing site)

ACV = Actual cost value (IE: what it would cost to buy the same house down the street)

For my personal residence I have RCV because if it burned I would rebuild because I like the neighborhood. Rentals I just get ACV because it is cheaper (and I don't really care which house is putting cash in my pocket).

The downside is that if you have ACV and a partial loss they will pay only the depreciated value to repair, so hope it burns to the ground or you are out of pocket to put it back in service. --108.240.xxx.xx

I got quotes from several providers year before last and the cheapest I found was Upshaw-insurance.com. They service all of Texas. My rates did not go up this year so I didn't shop around. --108.240.xxx.xx
