State Specific Question About: NORTH CAROLINA (NC)

I am looking for a week to week rental agreement for apartments. Also, question . With a week to week, can I give a 7 day notice to vacate premises ? I have a number of tenants that want to pay me weekly, thought week to week maybe a good lease to change to, if I can get them out sooner if they they dont pay.

Hi Tim...

So the answer would depend on how or if NC has a week to week tenancy in their statutes...

Or if there is nothing in the Statue that prevents it..being weekly

I'd suggest make it a week to week, not a lease..as there may be some disadvantage to using the word lease.. just weekly agreement I'd think would be fine..,

A good tip would be to ask your department of commerce if this makes you a hotel operation - rules may overlap but tax rates are 3, 4 -5 times that of monthly renting. --75.94.xxx.xxx

Turnover is expensive and, with that said, I can't imagine why you'd want to expose yourself to short-term rentals. Though you're not planning for it, it's likely that you'd have tenants moving oftener than you change your socks...well, maybe not quite that often, but you get the idea.

I'd strongly advise keeping your rental periods at one month, strictly enforce the payment requirements, and promptly evict the first tenant who doesn't comply with the Quit or Pay Notice. Doing that will send a strong message to the other non- or slow-payers and you'll be surprised at the number of tenants who will either begin paying on time or will move because they can't. --70.92.xxx.xxx

I tried weekly with utilities. But I needed like $300 a week for a two bedroom to make it worthwhile, cause I'd be getting $450 electric bills in the summer. No takers - though the same people will pay $250 for a motel room. Go figure. --24.156.xx.xx
